One of the area's major geographic features is its proximity to Snow Canyon State Park. The park entrance is only a short drive from portions of The Ledges, providing access to hiking, biking, scenic overlooks, and desert recreation.

There are also new-build options in sections such as The Fairways at The Ledges, along with larger custom homes and different housing options on the west and east sides of the community.

One example discussed in the video was a home listed just under $1 million on the golf course and only a few houses from the clubhouse. It was approximately 4,000 square feet with six bedrooms, three-and-a-half bathrooms, and substantial garage space.

That example does not represent every home in The Ledges, but it illustrates why square footage, golf-course position, garage configuration, views, lot, and exact location can substantially affect pricing.

East Side vs. West Side of The Ledges

One thing buyers should understand is that The Ledges can look and feel different depending on which section they are considering.

In the video, I discussed two primary entry areas. The east side includes some smaller single-family homes and townhome-style options, while parts of the west side contain larger homes, gated communities, and properties positioned closer to surrounding rock formations.

Both sides can provide access to the golf course, Highway 18, trails, and nearby scenery, but the home sizes, lot configurations, HOA structure, views, gates, and surrounding development can differ.

That is why I recommend driving the exact sections you are considering rather than searching for “The Ledges homes for sale” and treating the entire area as one uniform neighborhood.
